ACV vs RCV: Why Some Claim Money May Come Later

A claim check can look short even when the insurance company has not said no.

That is one of the most confusing parts of a property claim. A Georgia homeowner may see an estimate for the repair, then see a first payment that is smaller than expected. It can feel like something was denied, underpaid, or missed.

Sometimes that is true. Sometimes it is just how the policy pays.

Two terms matter here: actual cash value and replacement cost value. Actual cash value is often the first payment after the insurer subtracts the deductible and depreciation. Replacement cost value is closer to the cost to repair or replace covered damage, but the recoverable part may not be released until repair work is completed and documented.

Plainly said: part of the money may come now, and part may come later if the policy and repair proof support it.

That does not mean every withheld amount is recoverable. It also does not mean every estimate difference is a problem. The details matter. The policy, the insurer estimate, the contractor estimate, the payment summary, and the actual repair plan all need to line up.

Before repairs move too far, save the paperwork and ask a few practical questions:

– Is the first payment labeled ACV, net claim, or actual cash value?

– Did the insurer subtract a deductible?

– Is there depreciation listed as recoverable or non-recoverable?

– Does the estimate show the same rooms, materials, quantities, and repair steps as the contractor estimate?

– What proof will be needed before any recoverable depreciation can be requested?

Those questions matter because a homeowner can make a costly decision too early. Some people accept the first check as the final answer. Others start repairs without keeping the photos, invoices, and completion proof needed later. Some assume a contractor estimate automatically changes the insurance estimate, when the missing items still need to be documented clearly.

Covenant Claim Group can inspect the concern, review the estimate and payment explanation a homeowner already has, and help identify what questions should be asked before the homeowner accepts the number, starts repairs, or decides more documentation is needed.

This is not about pushing every payment issue into a dispute. If the numbers make sense, it is better to know that early. If something does not line up, it is better to catch it before materials are thrown away, repairs are finished, or a deadline is missed.

Georgia homeowners who are unsure why the first claim payment looks short can schedule an inspection and claim-document review with Covenant Claim Group.
