Roof Only Leaks in Hard Rain?

Roof Only Leaks in Hard Rain?
A roof leak that only shows up during hard rain is easy to shrug off.
Maybe it drips around a bathroom fan. Maybe a small stain shows up near a pipe boot, chimney, vent, or inside corner. Then the rain stops, the ceiling dries, and somebody says it is probably just wear and tear.
That might be true. It also might be only part of the story.
Before you patch it, file a claim, or accept a quick answer, slow down long enough to get the area checked. A small rain-only leak can come from old caulk, cracked flashing, a worn pipe boot, lifted shingles, storm movement, clogged gutters, or water being pushed into a weak spot by wind.
The important thing is not to guess from the ground.
Here are a few things Georgia homeowners should save before repairs start:
Photos of the stain or drip, including a wider room photo and a close-up.
Photos of the roof area if it can be taken safely from the ground. Do not climb if it is unsafe.
The date of the rain and when the leak appeared.
Any contractor note, repair estimate, or insurance explanation that mentions wear and tear, flashing, pipe boots, sealant, shingles, or maintenance.
Pictures before anyone tears out drywall, paints over a stain, replaces a boot, or seals the area.
Not every roof leak needs an insurance claim. Some repairs are maintenance. Some are below the deductible. Some are not worth filing.
But if there is real damage, waiting too long or changing the area before it is documented can make the decision harder. A quick patch may stop the drip while also removing the best evidence of what happened.
Covenant Claim Group can inspect the visible concern, look at the photos and repair information, and help you understand whether it looks like routine maintenance or something worth documenting further. The goal is peace of mind before you spend money, file too soon, or accept an answer that may not match what is actually going on.
If your roof only leaks in hard rain, do not panic and do not guess.
